    Robert L. Patterson

    Robert Patterson is an experienced real estate, business and public agency transactional attorney at Slovak, Baron, Empey, Murphy & Pinkney LLP.

    Mr. Patterson has served as Assistant City Attorney for several cities in California and as general counsel to healthcare districts and a community services district.  In these roles he has experience in land use, development agreements, development impact fees, utility rate setting; Proposition 218 compliance, utility infrastructure projects, the Brown Act, open meetings laws, conflicts of interest law, including the Political Reform Act and Government Code Section 1090, the Public Records Act and other provisions of the Government Code.  Mr. Patterson attends meetings of public agencies and advises them on legal issues both in open and closed session, as appropriate.  He has also worked on public finance transactions, taxes and assessments and public contracting issues for his public agency clients.

    Mr. Patterson represents the owners and developers of residential and commercial real estate projects including hospitals, nursing homes, medical office buildings, residential developments, multi-family residential projects, aircraft hangars, FBOs, commercial projects and farms.  He has negotiated and closed numerous real estate transactions involving hospitals, nursing homes, medical office buildings, commercial buildings and large residential developments.  He is frequently called on to review and analyze zoning ordinances, land use entitlements, development agreements and private covenants, conditions and restrictions. He has advised clients on compliance issues for property having environmental impairment issues.  He has also represented owners and lenders in large complex real estate secured transactions involving various real estate types.  He is involved in many large real estate transactions involving land of Indian allottees and tribes under the jurisdiction of the Bureau of Indian Affairs.

    He is experienced in forming and advising corporations, limited liability companies and limited partnerships.  He also drafts and interprets construction contracts, healthcare contracts, employment contracts, professional service contracts and consulting agreements.  He advises publicly supported charities and private foundations concerning securing and maintaining tax exempt status with the IRS.

    Mr. Patterson graduated from UCLA, cum laude, in 1985 and Loyola Law School, Los Angeles, in 1989.  He is interested in history, horticulture and farming.
