The Difference Between Commercial and Residential Zoning for Real Estate

 It is important to understand zoning laws before purchasing property within the United States. There are local, state, and federal laws that dictate for what purpose the property can be used.

In general, property can usually be used for either residential or commercial use. Before purchasing property, it is vital that you check with your local zoning board or planning agency to make sure that your property can be used for your desired purpose.

Business Zoning

Business property includes property that can be used for commercial uses, retail business, or professional offices. If you are planning to purchase business property with the purpose of starting a manufacturing company you should contact your local zoning board for further zoning restrictions that may be applicable. Additionally, any property purchased for farming is also susceptible to further zoning laws.

Residential Zoning

If you are buying property for residential use it is important to verify that your property can be indeed be used for various residential uses. Residential property can be divided into various sectors: single family homes, multiple family residences, or two family residences.

In addition to property solely designated for business or residential use, there are also properties that can be used for both commercial and residential purposes. An advantage to properties used for both residential and commercial uses is that it allows residents to easily access various businesses without doing a lot of travel.
